Summary
We provide property maintenance to properties in the Waterlooville and surrounding areas. Our primary work is installing kitchen and bathrooms, we also provide internal and external property work, with a range of multi trades from electric, plumbing, painting and decorating and tiling.

Work
Most of your apprenticeship is spent working. You’ll learn on the job by getting hands-on experience.
What you'll do at work
Each day can vary depending on the customers requirements of the job. A general week will consist of refitting a kitchen or bathroom or maintenance work to properties. This will likely involve:
- Removing existing kitchens, bathrooms, bathroom / shower suites, and installing
- Other work involved is plumbing, removing existing wall and floor tiling and refitting
- Painting and decorating of walls, ceilings and woodwork, these are prepared by sanding and prepped ready to paint
- On occasion, wallpaper is removed and replaced with new
- Rewiring of electrics
- Outside work will range from painting the outside of the property, fence and gate repair work, installing garden patio slabs

- Identify and select the appropriate materials and components for property maintenance tasks, ensuring these are compliant with relevant regulatory requirements and manufacturer's specifications.
- Comply with statutory health and safety regulations and requirements.
- Comply with risk assessments, and organise the workplace, to safeguard themselves and the property.
- Comply with key regulatory and legislative requirements, including building regulations.
- Uses safe working practices when carrying out property maintenance tasks including the use of PPE, signage, barriers, access equipment and ensuring work area is prepared and reinstated.
- Select, and use work tools and equipment for property maintenance tasks, applying all safeguards, and ensuring the correct functioning of equipment.
- Safely isolate and secure electrical or electronic supplies prior to performing property maintenance operations.
- Apply and implement routine emergency system checks, testing and routine maintenance, identifying and reporting faults as required.
- Perform maintenance and repairs to plumbing systems, including fault identification, safe isolation of supply, replacing components and clearing blockages.
- Perform maintenance and repairs to external drainage systems, including clearing blockages and replacing components.
- Perform maintenance and repairs to environmental and energy management systems, including fault identification, safe isolation of supply, replacing components.
- Use carpentry and joinery skills to perform repairs to windows, doors and glazing units, and their associated fittings.
- Perform repairs to plastered surfaces, including surface preparation, fixing and mixing materials and compounds.
- Use painting and decorating skills to prepare surfaces for decoration, apply paint using brushes and rollers, and complete sealing activities using gun appliances.
- Perform tiling repairs, including setting out, surface preparation and cutting around obstacles.
- Perform flooring repairs, including setting out, surface preparation and cutting around obstacles.
- Perform planned, responsive or temporary repairs to buildings or their immediate surroundings, attending to minor defects within either masonry, roofing, fencing or railing, groundwork or landscaping.
- Select and use technical literature and other sources of information and data to address property maintenance problems.
- Record and report information, using digital and written techniques.
- Inspect own work, ensuring it is delivered to the given specifications.
- Comply with environmental regulations and procedures. Segregate resources for reuse, recycling and disposal.
- Use and adapt communication methods for different situations and when, working with colleagues and stakeholders, using industry terminology as appropriate.
- Provide customer feedback whilst maintaining customer service.
- Escalates issues beyond their level of competence and authority.

What does the programme include?
This occupation is found in the construction and built environment sector, where properties across the housing, healthcare, social care, hospitality, education, commercial, leisure, retail, and private and public sectors, require maintenance to keep them in a safe working condition, and to optimise their quality or performance.
The Level 2 apprenticeship standard for the Property Maintenance Operative is designed for apprentices in property maintenance roles. Property Maintenance Operatives need to demonstrate a range of skills, this can range from minor repairs to refurbishment of existing property stock.
The apprentice will be trained in the following areas: Painting and Decorating, Tiling, Carpentry, Brickwork, Plastering, Plumbing. The apprentice will gain a basic knowledge of how to deal with electrical faults i.e. making a system safe and following the company procedure to call in external specialist contractors. Tasks will vary from project to project, working with external contractors and providing first and immediate response to fault finding, whilst maximising quality and ensuring cost effectiveness.
What attendance is required?
A 24-month apprenticeship programme delivered on a day-release basis (one day per week) at City of Portsmouth College's North Harbour Campus in North Harbour, Portsmouth. Time spent training will come under the working hours per week.
Attendance will be continuously monitored for college and employment.
It is a Government requirement for you to spend 6 hours a week working towards your “Off the Job Learning” - off the job learning can consist of college attendance, coursework, project related work, employer training, mentoring and coaching.
Your Apprenticeship Liaison Officer will liaise with you to set up mutually convenient times for consultation and assessment visits at your place of work.

The EPA gateway is when the EPAO checks and confirms that the apprentice has met all requirements before starting the EPA. The apprentice will only enter the gateway when the training provider and employer says they are ready. The gateway requirements for EPA are to have achieved Functional Skills Level 1 English and mathematics qualifications and submit a portfolio of evidence.
Assessment methods:
City of Portsmouth College will provide support for employer and apprentice to prepare for end-point assessment by our first-rate, fully trained assessors. Our simple, flexible service meets the demands of your team and your partners.
Practical assessment with questions: observed by an independent assessor completing a set of tasks. It will last 10 hours. They will ask at least 10 questions.
Interview underpinned by a portfolio of evidence: an interview with an independent assessor. It will last at least 60 minutes. They will ask at least 10 questions. The questions will be about certain aspects of the occupation. The portfolio is compiled before the EPA gateway and is used to help answer the questions.
Multiple-choice test: this is closed book, meaning the apprentice will not have access to any books or reference materials. The test will have 40 multiple-choice questions and will have 60 minutes to complete it.
