Summary
To provide high quality building maintenance and minor works service and ensuring the Council’s assets and those of its trading and housing companies are fit-for-purpose, well functioning and safe to use. You will be working within the Asset Maintenance team on housing and corporate assets and in close liaison with the Property Team.

Work
Most of your apprenticeship is spent working. You’ll learn on the job by getting hands-on experience.
What you'll do at work
To take responsibility for the execution and completion of maintenance and minor works tasks within agreed programmes, budgets and quality tolerance levels. This may involve the need to liaise with customers and sub-contractors and the supervision of sub-contractors to ensure tasks/works are appropriately and safely completed and are compliant with current regulations. It will involve the need to appropriately organise works, ensuring appropriate methods/techniques/tools are used and resources are purchased.
- To assist with the inspection and monitoring of the Council’s estate to ensure its assets are compliant with statutory regulations.
- To ensure all requirements of the Health and Safety at Work act are fully met.
- To at all times follow the instruction of the Maintenance Operative, Building Services Engineer or Maintenance and Compliance Manager.
- To undertake any relevant training for the duties of this post to achieve the key objectives for the Council.
Key Activities
- To deliver a responsive, professional, client focused and effective multi-trade maintenance service.
- To liaise with all service users and sub-contractors to ensure works are completed to the required standard.
- To assist with the undertaking of statutory compliance inspections and the monitoring thereof and ensuring all relevant documents are kept up to date.
- To undertake PAT Testing for the Council’s corporate and operational properties and ensuring these tests are recorded.
- To keep up to date with all relevant courses, eg, PUWER, PAT Testing, Ladder Safety training.
- To Work collaboratively with colleagues and other teams including external agencies to minimize disruption & costs.
- Participate in any relevant training for the duties of your role as well as the necessary training to enable you to assist in other areas.
- Participate fully in the Council’s staff appraisal scheme.
- Comply with standard employee Health and Safety at work responsibilities.

- Undertake any other duties that may be assigned by the Property Compliance & Maintenance Manager from time to time consistent with the grade of the post.

What you'll learn

- Plan the sequence of work required to carry out routine property maintenance operations.
- Identify and select the appropriate materials and components for property maintenance tasks, ensuring these are compliant with relevant regulatory requirements and manufacturer's specifications.
- Comply with statutory health and safety regulations and requirements.
- Comply with risk assessments, and organise the workplace, to safeguard themselves and the property.
- Comply with key regulatory and legislative requirements, including building regulations.
- Uses safe working practices when carrying out property maintenance tasks including the use of PPE, signage, barriers, access equipment and ensuring work area is prepared and reinstated.
- Select, and use work tools and equipment for property maintenance tasks, applying all safeguards, and ensuring the correct functioning of equipment.
- Safely isolate and secure electrical or electronic supplies prior to performing property maintenance operations.
- Apply and implement routine emergency system checks, testing and routine maintenance, identifying and reporting faults as required.
- Perform maintenance and repairs to plumbing systems, including fault identification, safe isolation of supply, replacing components and clearing blockages.
- Perform maintenance and repairs to external drainage systems, including clearing blockages and replacing components.
- Perform maintenance and repairs to environmental and energy management systems, including fault identification, safe isolation of supply, replacing components.
- Use carpentry and joinery skills to perform repairs to windows, doors and glazing units, and their associated fittings.
- Perform repairs to plastered surfaces, including surface preparation, fixing and mixing materials and compounds.
- Use painting and decorating skills to prepare surfaces for decoration, apply paint using brushes and rollers, and complete sealing activities using gun appliances.
- Perform tiling repairs, including setting out, surface preparation and cutting around obstacles.
- Perform flooring repairs, including setting out, surface preparation and cutting around obstacles.
- Perform planned, responsive or temporary repairs to buildings or their immediate surroundings, attending to minor defects within either masonry, roofing, fencing or railing, groundwork or landscaping.
- Select and use technical literature and other sources of information and data to address property maintenance problems.
- Record and report information, using digital and written techniques.
- Inspect own work, ensuring it is delivered to the given specifications.
- Comply with environmental regulations and procedures. Segregate resources for reuse, recycling and disposal.
- Use and adapt communication methods for different situations and when, working with colleagues and stakeholders, using industry terminology as appropriate.
- Provide customer feedback whilst maintaining customer service.
- Escalates issues beyond their level of competence and authority.

Essential: •Working towards a formal qualification such as Level 2 NVQ in Building Maintenance Multi trade repair & refurbishment. •Good communication skills •A willingness to work in a flexible manner as the service requires. •Ability to work under pressure and prioritise effectively. •Self-reliant and able to work on own initiative with minimal supervision as well as part of a team. •Ability to find solutions to maintenance issues. Desirable: •Understanding of health and safety compliance relating to the management of property. •Understanding and awareness of manual handling issues and techniques. •Experience of carrying out small repairs/minor works and ordering appropriate materials.
