Summary

The role will involve working closely with the in-house maintenance team responsible for delivering reactive maintenance and minor projects across a varied portfolio of properties. The successful individual will develop skills in support of a variety of trades such as painting and decorating, plumbing and carpentry within the built environment.

What you'll do at work

The Property Maintenance Operative Apprentice will be employed to learn and develop the key skills required to successfully become a qualified and experienced Property Maintenance Operative who will be able to work independently as part of a reactive maintenance team or to work as a handyperson carrying out maintenance tasks.

The successful candidate will be an integral part of a well-established small team of trades and other maintenance operatives at Sedbergh School. Reporting to the Clerk of Works who will support and manage your progress ensuring you develop the skills necessary to successfully attain your qualification.

A willingness to learn and develop new skills will be needed in abundance as well a common-sense approach with an analytical approach to resolving problems related to day-to-day maintenance tasks – this of course will form part of the learning process of being a Property Maintenance Operative Apprentice.   

You need to be a good timekeeper and committed to your role ensuring excellent attendance and that you attend college on your designated day. You will need to be able to communicate with a variety of staff at different levels of seniority including other support staff such as cleaners and catering staff and in some cases teaching staff and boarding house staff.  

The role will at times be physically demanding so you will need to be fit and fully mobile, you will be required to work from ladders and mobile scaffold so a head for heights might help. The use of a variety of hand tools including hand power tools will be required but you will be taught how to use them so you can become competent in their use.

All the relevant health and safety training will be given to you to ensure you understand the importance of working safely and your responsibilities for yourself and others whilst at work.

The following is an example of the types of activities associated with the role however the variety of the tasks allocated to the maintenance team is exhaustive and not all of them can be covered here:

  • Painting and decorating - preparing a variety of surfaces for painting and decorating such as sanding, filling and stripping masonry and woodwork and repairing damaged plasterboard, ceilings and walls.
  • Plumbing – clearing blocked drains and toilets, repairing and replacing taps and valves, replacing syphons and repairing flushing systems, bleeding radiators and problem-solving plumbing issues. 
  • Replacing locks and repairing door furniture and ironmongery. Hanging shelves and carrying out carpentry repairs to bedroom, office and classroom furniture. Building flatpack furniture, assisting with furniture removals and setting up for events.  
  • Assist in stripping out in preparation for refits such as bathrooms and kitchens, lifting flooring, removing studwork and ceilings. Assist in cleaning plantrooms and site clean ups following extensive works.  
  • Assist the portering team during busy periods moving furniture and setting up rooms or taking delivery of large amounts of consumables and distributing them around the site.

  • Plan the sequence of work required to carry out routine property maintenance operations.
  • Identify and select the appropriate materials and components for property maintenance tasks, ensuring these are compliant with relevant regulatory requirements and manufacturer's specifications.
  • Comply with statutory health and safety regulations and requirements.
  • Comply with risk assessments, and organise the workplace, to safeguard themselves and the property.
  • Comply with key regulatory and legislative requirements, including building regulations.
  • Uses safe working practices when carrying out property maintenance tasks including the use of PPE, signage, barriers, access equipment and ensuring work area is prepared and reinstated.
  • Select, and use work tools and equipment for property maintenance tasks, applying all safeguards, and ensuring the correct functioning of equipment.
  • Safely isolate and secure electrical or electronic supplies prior to performing property maintenance operations.
  • Apply and implement routine emergency system checks, testing and routine maintenance, identifying and reporting faults as required.
  • Perform maintenance and repairs to plumbing systems, including fault identification, safe isolation of supply, replacing components and clearing blockages.
  • Perform maintenance and repairs to external drainage systems, including clearing blockages and replacing components.
  • Perform maintenance and repairs to environmental and energy management systems, including fault identification, safe isolation of supply, replacing components.
  • Use carpentry and joinery skills to perform repairs to windows, doors and glazing units, and their associated fittings.
  • Perform repairs to plastered surfaces, including surface preparation, fixing and mixing materials and compounds.
  • Use painting and decorating skills to prepare surfaces for decoration, apply paint using brushes and rollers, and complete sealing activities using gun appliances.
  • Perform tiling repairs, including setting out, surface preparation and cutting around obstacles.
  • Perform flooring repairs, including setting out, surface preparation and cutting around obstacles.
  • Perform planned, responsive or temporary repairs to buildings or their immediate surroundings, attending to minor defects within either masonry, roofing, fencing or railing, groundwork or landscaping.
  • Select and use technical literature and other sources of information and data to address property maintenance problems.
  • Record and report information, using digital and written techniques.
  • Inspect own work, ensuring it is delivered to the given specifications.
  • Comply with environmental regulations and procedures. Segregate resources for reuse, recycling and disposal.
  • Use and adapt communication methods for different situations and when, working with colleagues and stakeholders, using industry terminology as appropriate.
  • Provide customer feedback whilst maintaining customer service.
  • Escalates issues beyond their level of competence and authority.

Training schedule

Training will take place at Kendal College, 1 day per week.
