Summary
You will join our land and development practice located in Stratford-upon-Avon and will have experience with surveying and town planning for residential, healthcare and education real estate development and valuation. You will be supported by our interdisciplinary team of surveyors, town planners and health and safety consultants.

Work
Most of your apprenticeship is spent working. You’ll learn on the job by getting hands-on experience.
What you'll do at work
- Land and development associated tasks.
- Valuation associated tasks.
- Town planning associated tasks.
In summary, the role will include:
- Identifying land and development opportunities across the Greater Midlands area for disposal and acquisition.
- Management of the development process for acquisition and disposal through to completion.
- Valuation (RICS Red Book Valuations including Home Surveys and condition surveys), Commercial agency and landlord and developer consultancy.
- Providing research support for Expert Witness submissions.
- Planning submissions and strategic land reviews.
- Growing your knowledge of local and national planning law and guidance.
- Develop contract and lease knowledge and understanding, along with relevant case law and legal planning documents.
Develop your negotiation skills
You will work with the health and safety team to support your APC and competency in this area and in particular in the area of Construction Safety.
Land & Development Associated Tasks
- The role will include working closely with the Project Coordinator, who currently provides support in terms of legal title checks, online mapping, preparation of marketing brochures and databases.
- Maintaining the property requirements database, contacting relevant agents and operators to ensure that details of all requirements are accurate and up to date.
- Maintaining the site availability database, contacting relevant agents and operators to ensure that details of all available sites are accurate and up to date.
- Maintaining the internal comparable information database, contacting relevant agents and operators to obtain accurate comparable information.
- Assisting with online mapping tools to provide location and site maps and site area measuring (training will be provided if necessary).
- Provide office-based support when the Director is out of the office for site searches with Land Registry/Searchflow and Promap.
- Maintaining RICS documents library.
- Assist with compilation of property brochures.
- Conducting viewings of available properties.
- Proactively marketing properties through telephone calls and emails.
- Issuing plans/documents to clients.
- Assisting in the surveying of properties under the supervision of senior surveyors and consultants.
- Making telephone contact with agents to support the comparable analysis and/or availability of land/development opportunities.
- Undertaking site-finding duties, which will include exploring the Local Plan of an area. Travelling to specific destinations to identify possible land opportunities.
- Undertaking research into build costs for projects through Dobson-Grey contacts.
- Undertaking research into sales, rental and capital values through property databases, agents via email and telephone calls and Dobson-Grey databases.
- Site inspections in accordance with RICS guidance.
- Valuation work (under supervision) knowledge of Argus Appraisal system of assistance.
- Assist with planning submissions.

What you'll learn

- Law - Negotiate and agree terms for acquisition/disposal of property, standard forms of building contracts or other property related contracts and liaise with legal advisers.
- Consultancy - Manage instructions from engagement to completion.
- Building surveys – Undertake inspections and surveys and provide advice and recommendations to clients relating to building surveys.
- Prepare designs and specifications – Carry out the preparation of the design and specification of building projects from outline proposals to completion of the design and specification process.
- Administer contracts – Implement administrative procedures for the running of a construction project. Issue instructions, deal with payment provisions, manage variation procedures and deal with completion and possession issues and the issuing of certificates.
- Valuation and appraisal - Prepare capital and rental valuations of land and property for a range of formal and appraisal purposes and prepare client reports.
- Land, property and planning law - Negotiate solutions to issues affecting both owners and occupiers of land and property including at least two of management, sales, lettings, purchase and/or planning.
- Inspection and measurement – Undertake inspections of land and property and prepare related reports and advice. Use appropriate instrumentation to take measurements of land and property. Apply the appropriate guidance and use the appropriate basis to undertake measurements. Prepare and present measurements in an appropriate manner.
- Tendering and procurement - Provide advice and recommendations as to appropriate procurement routes and manage the tendering processes relevant to them.
- Costing and cost planning of construction works - Undertake the detailed quantification, costing and cost planning of complex construction works.
- Manage efficiencies of construction contracts – Manage the construction phase of a construction project. Carry out life cycle costing and apply value engineering processes. Prepare data, reports and forecasts.

More training information
- One day off per week for study leave during term time.
- Development of the required knowledge, skills and behaviours for all apprenticeships happens through a combination of workplace training provided by the employer and off-the-job training provided by the University.
- The undergraduate route apprenticeship is 360 credits, plus an End Point Assessment (EPA) whereas the postgraduate route is 180 credits.
- On the job experience for 4 of the other days of the week.

- From an apprentice, you then become a graduate surveyor who we support with their Assessment of Professional Competence.
